We were contacted by the owners of large detached house with an outbuilding which they wanted to turn into a top spec AirBnB. Our customer told us that it had been left unused for years and required some serious refurbishing if they wanted to start their AirBnB dream.
When we got to the site, we found the roof leaked and required new felt and fix some tiles. What we also found was that the outbuilding had not been insulated to building regulation specification. This meant no insulation on the floor, inadequate insulation on the external walls and ceiling.
We put up scaffolding and started replacing the roof. We then start to strip the building and start insulating it properly with celotex.
We discussed with the client the new layout of the building. There were 3 rooms and 2 smaller rooms attached to each bedroom. Our customer wanted an en suite in two of the rooms and a kitchen/lounge in the middle.
We had to move stud walls so we could add the en suites.
Once the inside was insulated and boarded we plastered throughout ready for second fix.
Once plastered, we installed the kitchen, door frames and doors along with the flooring.
Half the of team focused on the outside which was going to be a silicon render on the outside of the building.
We clad the property in batten, membrane and cement board ready for rendering
While on site, we noticed that the drainage needs to be improved. As the property did not have mains sewerage we had to ensure that we could ensure that the property would not be at risk of flooding.
After dicussions with the client we suggested creating a soakaway which would accept all the run off water from the guttering around the building.
This whole was dug, filled with creates and then covered ready to be turfed over again.
A long term solution to ensure the longevity of the property.
